Simon Wall's Property Consultancy was originally formed in 2010 by Simon Wall, a Fellow of the Royal Institution of Chartered Surveyors, following over 23 years experience in commercial property and heading up one of the region's largest firms of chartered surveyors, valuers, estate agents, auctioneers and property managers.
Simon Wall remained as a consultant with his previous practice until the end of 2010, leaving to provide professional services and property expertise to his wife's newly formed business estate agency business, Stephanie Macnab Estate Agent, and to continue working more closely with his loyal client base, offering traditional property services including property management, sales, lettings and professional services including valuation, rating appeals, rent review and lease negotiations. The aim, to provide those services in a professional, personal and efficient manner, focusing on customer service and delivery.
Simon Wall was responsible for one of the largest property management agencies in the North-West and is confident that the wealth of experience, expertise and local knowledge, is an asset to the new business and his existing clients.

There are in reality four types of surveys commonly carried out on residential properties.
The first is a Valuation. This is a survey which gives advice on the value of the property. We will advise in broad terms, on any major defects that are apparent that have a significant effect on value. This type of survey will only report in a very summary manner (ie. on roofs, walls, floors, structural stability and dampness) and will not provide any detail. If you require advice on the condition of the property you are buying this is not a suitable form of survey to rely upon.
The second type of survey is a Condition Report. This type of report is similar to the HomeBuyers Report but does not provide the additional maintenance guidance or valuation contained in the HomeBuyers Report. It is intended to be more economic than the HomeBuyers Report and by enabling the surveyor to report in a set format reducing the time required to produce a report, whilst still giving you a detailed report on the condition of the property.
The third type of survey is a HomeBuyers’ Report. This is by far the most popular type of report commissioned by buyers. It is intended to be more economic to buy than a full survey (also known as a Building or Structural Survey) by enabling the surveyor to report in a set format reducing the time required to produce a report, whilst still giving you an in depth assessment of the property in question.
In our experience the cost of a HomeBuyers’s Report is normally some 2/3rds the cost of a full survey and should generally provide all the essential information you require. The advantage of this form of report is that it is cheaper than a full survey.
The fourth type of survey is a Building Survey, also known as a Structural Survey or a Full Survey. This includes a full inspection of all accessible parts of the property and reports in detail upon everything that can be seen. The report can be produced as a preset format or in a bespoke style to suit your requirements and those of the property in question and the report will deal with all parts of the building and covers defects or maintenance issues in detail.
